Real estate is often a long game so it didn’t surprise me that this project took about 21 months to bring to market. In case you’re wondering, I first found this property in January 2022, an offer was accepted and it closed in March 2022. The site was designed and permitted for 3 new homes—a single family residence, an attached accessory dwelling unit (AADU) and a detached accessory dwelling unit (DADU). Nearly 2 years later these homes are NOW on the market!

Check out these numbers! After comparing these two options, what would you do?

$14,000 off the purchase price vs $14,000 seller credit? Which makes more sense (and cents)?

*Save this post if you’re planning to buy a home in 2024*

Most home buyers want a DEAL right? One option is to offer the seller less than the list price because it will help lower your monthly payment, right? Technically yes. But… let’s look at the other option—a seller credit towards a temporary rate buy down.

Example:
Home price $625,000, Down payment 5%, Qualifying interest rate 7.5%, Monthly payment $4151 per month

By using your seller credit for a 2-1 buy down, your interest rate goes down 2 points in year 1 and goes down 1 point in year 2.

Year 1: rate is 5.5%. Qualifying monthly payment of $4151 goes to $3371 (a savings of $780 per month or $9360 per year)

Year 2: rate goes to 6.5%, and your qualifying monthly payment of $4151 goes to $3752 (a savings of $398 per month or $4784 per year). Total savings after year 2 is $14,144

Year 3: Your rate goes back to 7.5% and your qualifying monthly payment goes back to the original $4151 (however if rates are lower than 7.5% you can refi to a lower rate!)

Compare this to $14,000 off the list price:
Reduced Home price: $611,000
Down payment 5%
Qualifying interest rate 7.5%
Monthly payment $4058 per month.
Comparing $4151 to $4058 per month = $93 per month difference (about $2200 after year 1 & 2).

Smart Buyer math proves that lowering your interest rate is better than lowering the price!

I know it might sound obvious, but working with the right real estate agent provides buyers and sellers the best chance for success in ANY market.

You want someone you can trust explicitly to have your best interest in mind at all times.

Has anyone ever had a random pumpkin vine start growing in their garden? I just discovered this on the side of my house. It’s starting to get out of control. Help!

I have to admit I need to get better at Winterizing my home. So I did some research and found these helpful tips I thought I’d share.

5 tips for homeowners to do this Fall to prepare for colder weather:

1. Seal Drafts and Insulate
• Check doors and windows for drafts and seal any gaps with weatherstripping or caulk.
• Consider adding extra insulation to the attic, walls, and basement to improve energy efficiency and keep the home warmer.

2. HVAC Maintenance
• Schedule a professional HVAC inspection and servicing to ensure the heating system is in good working condition.
• Replace or clean air filters to improve indoor air quality and system efficiency.

3. Protect Plumbing
• Insulate exposed pipes to prevent freezing and potential pipe bursts.
• Disconnect and drain outdoor hoses, and shut off exterior water faucets to prevent them from freezing.

4. Roof and Gutter Maintenance
• Inspect the roof for any missing or damaged shingles and repair them.
• Clean out gutters and downspouts to prevent ice dams and water damage during thaw cycles.

5. Prepare the Exterior
• Trim tree branches that could potentially damage the home during winter storms.
• Store outdoor furniture and equipment in a protected area to prevent damage and extend their lifespan.

6. Bonus Tip - Safety Measures
• Install smoke detectors and carbon monoxide detectors if they aren’t already in place, and ensure they have fresh batteries.
• Create a winter emergency kit that includes essentials like flashlights, blankets, non-perishable food, and a first-aid kit.

If you’re thinking of selling next year, taking these extra steps to winterize your home is an excellent step towards getting the best price for your home. Why? Because it demonstrates responsible home maintenance, which could potentially increase your home’s value in the eyes of prospective buyers.

Excited to share a recent change… I changed bro

Excited to share a recent change…

I changed brokerages about 18 months ago and joined Compass Real Estate as a solo agent...meaning I wasn’t on a team. I’ve met some incredible colleagues at Compass and I’ve experienced so many great learning opportunities. But, I still felt too isolated as a solo agent and wanted to become the best agent I possibly could.

I wasn’t sure exactly what I route I should take to get there, but an opportunity to join a an amazing team came along and I decided to explore it.

After much consideration, I decided to join the Rachel Olson Group at Compass! Working so closely with other like-minded agents who inspire each other, collaborate with one another and always have your back, is something I couldn’t be more happy about.

Here’s to opening the door to a new adventure! I’m looking forward to exploring what’s on the other side...whether that’s working with more sellers to get the best price for their home, helping more buyers to find the right house or securing more builder deals. I’m ready for the challenge and welcome the change!

Did you know Fall is a great time to buy a home? There’s been a recent uptick in inventory across many Seattle markets so put on a sweater and let’s go tour some homes!
